For the sake of discussion, assume that anti-fraud flipping guidelines are being adhered to religiously and the home being purchased is very low in cost, needing much renovation work, paid for in cash and not in a neighborhood with strict HOA guidelines.Thanks in advance.

Every mold situation is different, so don't quote me on this, but here's my take...Expect that you'll need to:- Remove and replace the sheetrock- Remove and replace the insulation- Remove and replace the cabinets- Remove and replace the flooring- Potentially remove and replace the subflooring- Potentially remove and replace the doors- Potentially replace all the wiring (if it was under water)- Potentially replace the A/C condenser (if it was under water)- Potentially remove and replace the baseboards/trimIn addition, the mold remediation will likely consist of scrubbing/sealing the studs with an anti-microbial and running dehumidifiers for several days.

Once approved, the bank will only sell to that seller name on the contract or it has to be renegotiated. further, Ann noted that the contract usually puts anti-flip clauses or 90 day waiting periods on the sale to prevent flipping for profit.

In researching some up-coming auctions, I came across a house with a lien entitled: “Notice of Lien for Fine and/or Restitution Pursuant to the Anti-Terrorism and Effective Death Penalty Act of 1996” Here's a link to the Code: Title 18, US Code, Sec 3613(c)This lien is fairly recent but the senior lien is the one foreclosing.
