You will quickly find out about debt to income requirements on purchases.. where you will be "Ok , I want to buy another / bigger one" and your lender will be like - "You have too much debt - we aren't going to loan you anything else right now."  

In most single family zoned areas adding a single ADU is not a value add meaning it will not add more value than the hands off cost of the addition.  

I am currently enjoying my 1k monthly income with no debt, and I am nervous about leveraging.  

Hi Kristi,VA loans do have flexible debt to income ratio requirements, unlike every other loan.

In addition to PH I believe he also checks chlorine level, salt level and total dissolved solids.
