The guests that booked through Booking.com, who did not cancel ahead of their check-in date, were good guests, but we didn't receive near the response rate for guest feedback that we do from Airbnb and VRBO.

They are rarely reported accurately by realtors on the MLS when transactions close to begin with and I don't believe anything other than the contract sale prices are utilized although an official study on this would be very interesting albeit a painstaking process to undertake.

The 2025 Philadelphia assessment hit really hard unfortunately the values that they assign him any properties are pretty accurate of what they're worth in fact, even a little bit lower sadly though, that makes your property taxes a lot higher and gives you a large jump from 2024.

Most lenders that I work with cap the LTV % on cash outs at 70%, so assuming $165k is accurate, the max loan I would see on this would be around $115k, which doesn't give you any cash.
