I am working on my first BRRR, and am close to finishing up the rehab.  

How do I build leads or find people who are, at minimum, at the requirement of buyers, but at the same time, at maximum, willing to work with me?

I started working foreclosures in 1978 after a one-day seminar.

My only concern is my schedule changes all the time meaning the days I’m not scheduled to work can change to now I’m working.

Essentially I am looking for a clean way to organize everything as right now its very messy with how my current accountant is working things as he doesn't specialize in real estate.

My recommendation is to see if you can work for a company in real estate or wholesaling that way you get training and education while getting paid 

Working with someone who has done it before can save you a lot of money in the long runI have some some good deals in that market on new construction.Best of luck.
