Considering that my parents and I are not Canadian citizens it adds an additional wrinkle to things as they or I are not able to claim this as the primary residence and avoid the capitol gains tax... a lot to consider and think about.

A couple of ideas would be using this platform on the events page, and also use meetup.com to find a meetup too!  

This also added AC to the property which it didn’t have before. 

I recognize this is not answering your question but with a single unit, I believe if you declare real estate professional it will invite scrutiny.
