I think it may even be possible to just raise the rates on month to month as my current REI that I work for has commercial tenants that he has had lease from him for over twenty years.

You could also buy a newer house that was thrown up by one of the production builders that is only twenty years old, but was built very cheaply, and is going to have expensive issues long term.
