Yup this is why you'll generally find that two-story houses have bathrooms on top of each other or back-to-back...The costs you need to think about:- Framing the new wall- Sheetrock- Paint- New flooring- Plumbing- Electrical- Venting- Carpentry (New Doors, Trim, Vanity, etc)- Permits

But, if I were to guess at San Antonio prices and if I were to guess at the quality level you want and if I were to guess at the types of contractors you'd use and if I were to guess at the condition of the property, my *GUESS* would be about $30 per square foot, or about $65K.That would cover all mechanicals (electrical, plumbing, HVAC), insulation, sheetrock, painting, flooring, cabinets, lighting/plumbing fixtures, appliances and trim (for about 2200 square feet).But again, you don't provide much info, so that's a complete guess based on assumptions that could be completely incorrect.

She said she liked this one because it "Felt old inside" (We went out of our way to mimic period detailing and period trim cuts)Anyway, she offered us under list but we eventually haggled out to $240k with a very, very small closing cost concession.

This really opens up the space a lot.Really like the floor as well as the wall that has been removed.Tile currently being installed.Flooring and painting in the hallway.Cleaned up this room, painted and working on trim.Master bedroom has been painted and the trim is currently being painted and waiting to be installed.Back room paintedBackyard is cleaned up a good bit.

I think the *intent* is so someone is not making an 'income' from their retirement acount (save putting 10K of labor into a flip).So, can you take off the screen and take it in to be repaired or put a nail in that piece of trim that is loose?
