All negotiations is a form of playing chicken in who will blink first and who is willing to walk away. 

I had inspector roll up for inspection, I came walking out, she got out, looked up and yelled "oh hell, James, why didn't you just say ti was you" and started signing the paperwork as passed right there sight unseen. 

But it does drive me nuts when I am standing in front of one of new builds and the boys are having lunch and then just drop their drink and the bag and wrappers on the ground where they are standing and walk away.. then I come up and pick it up and tell them what the F guys some dont speak english.. but they get the drift when I am staring at them Of course many dont realize also I am the owner LOL..

Hi Ann, like you, when it's my money or my responsibility, I'm a controlling type as well, but where you might walk away only giving suggestions, I sometimes hang around longer....The problem is that if you have say XYZ Mortgage or XYZ Capital Lending as a lendinging entity, making loans, you're considered a lender, not a real estate partner investor.

Eg if they complain it is cold in winter, but are walking around with short sleeves and no socks, then that's on them. 

I drove 2 hours to said meeting this morning to walk into a room full of cheerleaders in suits, upbeat music and people dancing around like idiots.

If it is not good enough, that's OK I just walk.

I've listened to many of Dave Myer's webinars now that walk through Finding Deals, Analyzing Deals and Funding Deals.

Anyway...to the lady who wanted to find tax liens...there is a ton of free material on youtube that will walk you throught the process.
