Think recent felony convictions for murder, rape, theft or drug manufacture or distribution.But blanket statements regarding arrest records might get you into hot water.HUD is recommending that you examine each tenant on a case by case basis.We've been having a lively in-house discussion here at BiggerPockets, and @Brandon Turner said "HUD wants us to look at each case specifically and decide if it was ‘bad enough?”

ERGO most turn key companies don't fool with them any more and why ANY PM would fool with them is a mystery to me.Its just the bottom rung of the tenant pool.. they are unstable ,, one flat tire from not paying rent.you cannot screen them like you would a normal higher end rental other wise you would have NO tenants at all.. 

But the price is really low so I wanted to make sure that it wasn't a murder house.

I appreciate the positive news of your city because online it seems like nothing but murders.

This is our first time buying so everything is still a bit shrouded in mystery for me.  

Also, it’s in the same format for every county so it takes the mystery and difficulty out of scrubbing the data once you download it.
