There's no discussion of how to negotiate, how to read a contract, how to communicate with the other side, how to manage multiple offer situations, how to motivate a buyer to get off the sidelines, how to stage a vacation rental, figure out the STR laws, set up a lease ...

It's the understatement of the year to say they're not motivated sellers. 

Motivated seller.

Some investors may need someone motivated like yourself to do work that they don't have time for. 

It takes a lot of self-belief and motivation to do this alone.
