However, one thing we both do not enjoy is the general lack of forward thinking and modern innovation within the space except from larger ibuyers like opendoor or offerpad for example. 

The software was developed by Smart Touch Innovations in 2018 - 2019 I believe.

Also for some context: I will see some of the upside in an acquisition, which could happen in the next few years, so my work on innovating there will likely have a much greater short-term payout than real estate.

Innovation changes things.

However, I'm struggling to figure out how to be innovative in the space as there are probably over 100 hard money lenders just in the DFW area alone, and they're all racing to the bottom in the terms of pricing, which leaves little profitability on a per-loan basis.

This last little area is "16 Tech Innovation District" a $500M development causing area changes quickly.Another Indy development is going to include the Children's Museum and just under $30M there for expansions, but not as ready to go (yet) or in progress as 16 Tech area- worth watching however!
