I have had homes that were in good condition have roof damage from a hurricane and the owners walked away, water and mold pretty much destroyed the house.

This includes finding the right property, managing it, and handling maintenance—all under one roof.

But understand the type of risk could be the exiting tenant having poured cement down the drains, no appliances, no cabinets, a leaking roofs with mold inside the house, no AC,  or squatters having lived in the house with untold 'grossness' being left behind for you.  

I'm with you on the tax incentive argument: I'm very much a flat tax guy.It's not that rent control is "against the free market" that bothers me.

You do not want to be 4 weeks behind on a roof leak or mold issue.

We have just completely renovated a SFR (from the gound up, everything new, foundation, roof, HVAC, etc.). 

One property we bought had four major roof leaks and blue tarps and cinder blocks on the roof. 

If its bare dirt , it just needs to be raked flat , anybody can lay sod , that isnt the issue , its the 3 weeks after its been laid making sure its watered enough .  

You really have:- Roof- Plumbing- ElectricalI replaced a roof the other month on a 1931 built brick Tudor for $10,500.

Fee structure for property management is pretty standard (1 mos rent, fixed lease renewal fee), though a flat fee of $99 for over $1,000 rent is nice.
