I was considering buy from builders and waiting 1-2 years to resale it.

The guy could have a made a lot of money as a custom builder but chose to help kids develop job and life skills.

Adjustable rate allowed but cannot adjust more than a certain amount per year.Seller must not be the builder.

My builder's insurance does not cover any of those workers.  

Professional builders have a profit margin of 10%.

I had tried to offer on another house with a similar price and the builder wouldn't negotiate at all. 2 years later, that house is worth far less and when I saw it in person it was not desirable.

The builder has a unique floor plan that makes it become a cash flowing rental How did you find this deal and how did you negotiate it?

The builder admitted they provided inaccurate information, and they proactively helped the home buyers affected by this issue to get exceptions allowing us to build a fence and plant shrubs on top of and beyond the easement line (but we still can't plant tress). hence, they refused to reimburse us furthermore. 

(Within reason, obviously there are some other builders but very few from what I can see)

You will need to supply 2-3 quotes from different General Contractor's or licensed builder for all work.Some things that can occur are builder/vendor issues with lack of inventory, broken material, employee "no shows", date of completed work extensions, bad work, additional costs not factored on blue prints or cost analysis, delayed permits.Keep in mind any delays or issues will slow down your clear to close/funding date.
