Hi Emmanuel,Leverage the experience of your Phase 1 lead guy/gal in the area.Ask him/her what you should be careful of in the area you are looking to invest in.For instance some areas have decades old PCB issues, and old auto wrecking yard issues, and etc...Good Luck!

if so, ask for closure reports for old tanks(3) check condition of spill buckets and make sure they are monitored. if not, should collect samples from around those structures. they often get dinked by snowplows and vapors may escape then condense into soil.(4) has property always been on public sewer since it operated as gas station. if not, did they perform auto repair?

Another argument (iirc) is that if you're not using an auto-dialing system, it doesn't apply.Don't take my word on all of this, though.
