Hi Emmanuel,Leverage the experience of your Phase 1 lead guy/gal in the area.Ask him/her what you should be careful of in the area you are looking to invest in.For instance some areas have decades old PCB issues, and old auto wrecking yard issues, and etc...Good Luck!

Like others have suggested, there might be panic selling to take advantage of or RE markets that may be hit with a financial domino effect, perhaps ones that are heavily dependant on tourism, auto industry or energy.
