@Matthew Grant    You  can ask for an approval from the housing authority, also ask for a tenant estoppel, do your own inspections,  check the lease agreement,  find out about the deposit, how much the section 8 pays and how much the tenant pays,   you need to keep in mind that after you close the deal,  if there is an issue, that issue will be yours 

No transfer on the books would mean there is no new value for the taxing authority to take into consideration.

Marco if you’re parents have good credit, ask them to add you as an authorized signer on a couple of their credit cards.  

The property would need to pass the housing authority inspection to be sure it meets their requirements for a Section 8 tenant.We inherited a Section 8 tenant and have had no issues. 

I've been thinking of creating a short statement like, "In the event of my demise, incarceration, or disappearance, I authorize ____________________________ to remove my possessions on my behalf."

My utility company informs me that to only find out if utils are being disconnected (since they are in tenants name), tenants would have to give utility authorization to release information to me (by having tenant sign a form).
