@Matthew Grant    You  can ask for an approval from the housing authority, also ask for a tenant estoppel, do your own inspections,  check the lease agreement,  find out about the deposit, how much the section 8 pays and how much the tenant pays,   you need to keep in mind that after you close the deal,  if there is an issue, that issue will be yours

My utility company informs me that to only find out if utils are being disconnected (since they are in tenants name), tenants would have to give utility authorization to release information to me (by having tenant sign a form).
