thank u everybody for the great comments.. if my flip didn't go as i hope i would definitely try to hold n rent it or maybe live in it temporarily... i am a intelligent able bodied man so if my best option for my future was to go back to work a nine to five type job i will... i am familiar with the 70% formula and exit strategies the first rehab i choose i will make sure to save enough money to run over budget as i have learned from b.p .. i feel confident in my Realtor. i don't have a g.c yet and would love if anybody could suggest one in my area.

I am very new to REI and even newer to bigger pockets, but I am curious of people's views.I have a neck tattoo that I not so intelligently got at a younger age, and while I do plan to get it removed I am curious of people's opinions on tattoos, obviously the ones visible in the workplace.

The banks only foreclose on small numbers of properties at a time, thus artificially limiting the supply of homes on the local market, and sending home prices higher.My question is does someone have a percentage breakdown of who actually owns these defaulted mortgages that remain unforeclosed?

. :)our lumber pac's this year are consistent with last year.what the beef is the crown sells stumpage at an artificially low price compared to what the state and federal timber in US is sold for on the stump and what private timber owners sell their stumpage for.. thereby giving CA and unfair advantage ergo tarrifs..the delivered log price on the west coast has not changed dramatically this logging season.

Its too easy to get a loan these days, which causes artificially created demand for housing, causing the people who can barley afford a house in a strong economy to buy way above a "bad economy" home price.

I agree that demand is strong, and more real than artificial demand created by loose financing, though that is starting to slowly creep back in too, just not as crazy (yet) as 05-06.
