I have all the necessary letters, documents photos etc that show they are responsible for the total cost - responsible for the misdirected water - plus harassment & smoke screens  Lawyers I have asked have either waved it away as easy, or told me 'you can never win against a HOA'   Neither angle has been helpful not explained to me.

I know that different counties in the DMV have different zoning laws and ordinances regarding ADs and it is not a blanket state wide rule.

If you don't have employees, that saves you money, but then you are basically living in the coffee shop.I don't know how much you need, but in my opinion, $15,000 isn't nearly enough.I know if I were representing the landlord, I'd want to see that you had a lot more that set aside, unless I was a desperate landlord who was looking for any tenants I could get.I actually have a client with a coffee shop and it's a tough business.I'm not trying to discourage you, I just want you to go in with your eyes wide open.

Hire a pro with a wide angle lens and lighting. also, add a few personal touches: like flowers, pillows, or throws on the couch, etc.

Oregon same thing its at 100 but that includes 25 to 40k just for permits.. so really not that bad.. and the terrifs for us just affected lumber so our 20k lumber pack when to 30k for a 2500 sq ft subdivision home with builder grades.450 a foot like what he is talking about I have only really seen that in Palm springs La Quinta big 5000 to 7000 sq ft single levels with top of the line everything and those hidden window walls that are 30 feet wide
