well this is what happens when your trying to wholesale deals and you tell the seller your a cash buyer when your clearly not your relying on someone else.. you create your own stress.

deep down, what I like about it is the cost is higher, hopefully there are less people there who have zero money and are like the peddlars at the street lights trying to raise a $500 EMD money to wholesale a property they have never seen 2000 miles away. 

We worked with @Zach Lemaster, and within a couple months we have already completed a few wholesale deals giving us the necessary downpayment to purchase that next rental.
