I did learn a ton though, but haven’t bought anything since because I ve had to recover emotional from all the stress.

Fear, for the most part, is provoked by emotions, not rational thinking.

Sadly You had a an easy out but you complicated and prolonged the problem by being emotional instead of rational .

Never emotional get attached to those properties.

If you have a sex offender apply you screen and assuming they qualify in all other aspects then why would you not accept them.For those wishing to throw their emotions and personal moral outrage and righteous indignation onto the table try to keep in mind this is nothing more than a business decision.

Just make sure you do a proper and thorough due diligence, and don't become emotionally attached to any potential property.

I love working with investors because the transaction could be faster, smoother, and a business decision with out a lot of emotion, but the notion that you, as a home owner can get more money tends to be wrong... 

Unfortunately you have to be a constant dick or they will try to play on your emotions.
