Pros and Cons of owning rental properties w/ pool/waterfront

Numerous properties have been catchIng my eye lately that either have pools or waterfront. I know the pros but I’ve been thinking of the cons as well. My main concern is lawsuits due to accidents because of this associated water source. Any advice or personal experience with rentals of this nature would be greatly appreciated. Thank you to all in advance!!!
