Unless a screaming deal comes along off the MLS/radar, I am going to sit tight, and stack as much cash as possible, so when the next correction comes, I am in a much better position to capitalize on it.

None came to even visit or call in Jan :)As with any rental in a high renter area, they want the nicest on the block if they have plenty to choose from.

I don't just tell you what to do, or show you what you should do...I make you do it...kicking and screaming if needed (that hasn't happened yet...LOL).I teach, and provide for, the same way I invest...with the goal of getting my money back from action in a short period if time...so my program might just as well follow what I preach.Now, there are a number of people out there, many on this forum, that can do the same thing.

I've found some properties that would be screaming deals in more solid neighborhoods but my biggest concern is having to fight vandals off.
