My bet is, no matter the outcome, this type of relationship between myself and the people in my properties, will only lead to positive outcomes in regards to the upkeep effort from my tenants and potentially other unforeseen benefits.

You need “cushion” for these unforeseen contingencies.

I know these Zillow estimated numbers will be different but if there isn’t any major unforeseen expenses, would moving in on a deal like this and renting out for around 900-950 a month?

Any unforeseen  pitfalls that we should be aware of?? 

I buy single SFR empty and put a tenant in them because as mentioned above you buy the existing tenant, lease contract and all the unforeseen mess.

They would be risking going out of business for unforeseen events that are impossible to track.

Plus, if there are unforeseen issues, the rehab drags, etc, you're the one with an empty property and mortgage payments.

Or should I wait for a more profitable deal to allow for mistakes and unforeseen situations. 

My personal main fear of private or hard money lending while i am getting started is an early deal having some nightmare unforeseen issue or repair that puts me in the hole.

The big expense may be figuring for unforeseen problems when the subfloor is removed
