I have left a toilet drain uncovered for days and had no problems - even with odor.Toilet flanges are so cheap, I'm surprised Bienes didn't just replace it.

In any event, your immediate opportunity is to uncover and discover the real reason cause my nose says you've been given a "go-away" excuse.

Great job in uncovering the opportunity, but it sounds like more negotiation is needed with the seller.

Aside from the potential needed repairs in addition to the purchase, I'd say your deal looks good enough to pursue.One last item of concern, if it has been on the market for over a month and a half and no other investor has locked it up, then maybe something bad is hiding here that you must uncover.
