It won't be a huge place, but she should be able to make it decent (not luxurious) for that price.

Would anyone be able to link to any blog posts/forums that discuss Manhattan luxury apartment investing? 

The Flipper suggested 12 months and 200K reno budget (estimate) converting the building into a 4 unit luxury apartment building or condos 1500sqft each.

Some will have dips of course but not as bad as some intown Atlanta areas.I have lived in GA all of my life but I am more of a suburbanite  so do not like to be in these ultra compact areas so my views might not be the norm.

I understand the architect aspect but I own my plans.. so I only buy them once.we are not building ultra customs .. although I have in Charleston were I spend 30 to 50k on architect because its what is required in the historic district but other than that 1500 to 2500 to buy stock plans.. pretty simple. 

For the bedroom, make up the bed to look like a luxury hotel.

By the time I'm 35, I will have multiple,  200+ luxury units in Miami, Los Angeles, and New York in my portfolio. 

I have worked in real estate for 6 years now primarily in "luxury" property management.
