I'm OK with them mowing the grass and controlling weeds in planting areas.

Other areas that is pretty good would be Scottsdale, Tempe (near ASU), Chandler and Mesa (I heard that Apple will be opening a manufacturing plant there).

Other expenses: flooring, mudding, texturing, light fixtures, doors?

I have been told all tank water heaters are made the same and there is only one or two plants that make them and put the various names on them.

There is no texture on the walls and doesn't look good.

BLO is 10 miles away from a university, close to a power plant(jobs), most homes are a walk away from the beach.

You can probably have someone at the local nursery do a design for you for free, if you 're buying plants from them.  

I'm not looking to clear cut the land but ideally I would like to cull some of the weaker trees and allow the better hardwoods to grown and to plant more desirable trees.
