No agent will recommend that their seller accepts an "assignable contract"there are agents that are not that swift.. there is one deal going in Oregon right now.. where wholesaler has tied up MLS property It is almost next door to my current community we are building out.. so i called the agent.. 1. to let her know her listing was being shopped and her current buyers was no way going to close unless he could resell.. and 2.

Kris Pederson mortgages based up in Auckland seems to be doing a lot of investor specialisation recently otherwise we have Roger Swift at EnableMe down here in Dunedin who goes a bit further than just the finance and looks at your whole financial plan to help you.From the deposit point of view, I don't know if there is much new build in Wellington at the moment but it may be an option if the finance works to look at that as new builds can be down to 20% deposit under the current rules.

@Jay HinrichsI wish it was not so, but Trump, or any other president, is powerless to stop a recession, especially one that can potentially dwarf the GFC.He could make it less painful though and let it run its course for a swift resolution, going contrary to Roosevelt’s style in the 30s, which prolonged the Great Depression.

thanks I about went crossed eyed trying to find the MSA s i deal in LOL.I see this as highly regional.. and there is no question in the mid west markets were you have areas of declining value and have had for many years that exsiting is far cheaper than new builds.. in some markets this keeps new construction either non existant or only for those building their own custom home.but in many cities the homes that are so far below new construction pricing the areas are tough rough and schools not to swift.. and that dictates pricing not the replacement value .. but just the fact that a builder is not going to risk building in some neighborhoods were the new home buyer simply would never consider becasue of these factors.So all cities have there hoods or less desirable areas..
