I would close with the stipulation of holding back $3000 for the cleanup.We did it once, she was out of state & jumped at it.We had a couple of guys @ $10/hr take it away on their own trailers.

Given what you've said and the mere fact you've already waived buyers contingencies you just might be at the mercy of the seller to allow you to cancel and then allow escrow to return your deposit.If you and your partners truly don't want to own this property then you should ask the seller to cancel stipulating your reasons.

I've done a significant amount of research and looks like I qualify for quite a few; the only stipulation is that I apply for a Maryland Mortgage Program loan through a qualified lender.Has anyone used one of the homebuyer assistance programs in Maryland, and can recommend a lender/broker or simply provide any help on a similar situation?
