In reference to the CHEAP properties that are throwing off HUGE cash flow. .. that's all well and good on paper.   

@Bian Dahab  the floor guy told me if  after you put a wet paper towel on it you can 't see it then you can buff and coat it.

Seems like he cannot differentiate btwn regular wear and tear and intentional damage/ Paint requirements: Interior walls, ceilings and other exposed surfaces in rental units must be kept smooth, clean, free of flaking, loose or peeling paint, plaster or paper and maintained in a sanitary condition.

Designed this with a pencil and paper trying to utilize space, simplicity, square footage, and appeal.

Also, not a fan of having an agent or PM be your main boots on the ground for a random market that you are not fully immersed in unless you are a very savvy and highly experienced investor.I used to invest out of state as well and its certainly a lot more to it than many may think and your numbers on paper will usually look much better than reality.Cheers

Happy divesting more into paper equities for now. 

As we know they were so used to Negative Gearing that to buy a prop that had positive Gear of 10 to 20%  on paper they went for the 20 every single time. 

Put it in a high yield savings. a 12 cap apartment is class D and while it may on paper pan out at 12%, will it.

now if there're errors like these, title co. could just create a new "deed record" in paper to fixing the issue ?

I aim for it but it's very difficult to get the "1% rule" anymore and I'm not going to go into the worst parts of town to get it (which, by the way, will only be "gotten" on paper as those properties rarely cash flow).
