Seems like he cannot differentiate btwn regular wear and tear and intentional damage/ Paint requirements: Interior walls, ceilings and other exposed surfaces in rental units must be kept smooth, clean, free of flaking, loose or peeling paint, plaster or paper and maintained in a sanitary condition.

Also, not a fan of having an agent or PM be your main boots on the ground for a random market that you are not fully immersed in unless you are a very savvy and highly experienced investor.I used to invest out of state as well and its certainly a lot more to it than many may think and your numbers on paper will usually look much better than reality.Cheers

I aim for it but it's very difficult to get the "1% rule" anymore and I'm not going to go into the worst parts of town to get it (which, by the way, will only be "gotten" on paper as those properties rarely cash flow).
