What I can tell you is that I specifically got these locks because they appeared to have the most third-party app integrations, so I wouldn't be limiting my PMS options if I did move that direction in the future.For now though, I manually update the lock codes for each guest ahead of their arrival, which takes about 90 seconds in total - super quick and easy.  

The biggest lesson learned is to stick to your crystal clear criteria, don't rush it, ensure the tenant is qualified, and your chances of success are large!

@Jai JaniIf they sell and you have clear title and title insurance you should be protected but I also would run it by an attorney ahead of time as well.

I guess my follow up question is (and I know I’m getting ahead of myself) what is the “move” afterwards?

Now if you are not in a rush to sell the property, and are willing to put in the time to learn how to do a FSBO, it can be done.

Then, go ahead and bid on a property.

There is truly no easier way for the average American to get ahead. 

When getting started its a careful game of making sure you are ready and have funds and do not rush it, as one bad deal and if it goes real bad can slow you down by several years, which you do not want to do.

those who are looking for a move in 2 weeks ahead of time are those who haven't found a place yet or people who have to move (eg being kicked out of their old place for not paying rent).  

But did hire a mold remediation company and there is definitely mold there, estimate is 10k, time is of the essence so I asked my property manager to go ahead and remediate.
