I agree with actually doing what they are doing now and selling off these pools of bad loans to private firms to come to a resolution.

The one thing that stood out to me is that, it sounded like you were managing some of the project, like the mechanicals and so on, honestly it only complicates things for contratros when home-owners become pretend contractors, consider having a calm discussion and seeking an amicable resolution before getting to hasty.

Among other things you will almost certainly want an Operating Agreement (if you have more than one member, this is required) and, over time, as you buy or sell properties you will want to make sure you do things like have formal resolutions in order to preserve the liability protection.

What I can tell you is that you'll need to file a Certificate of Filing with the your state, have a corporate resolution created and an Operating agreement.
