The condo complex has a high number of renters in it which makes it hard to finance with small down payment, so the buyer would either need to be all cash or significant down payment.So does anyone here have advice on how I can find a realtor in my local area who is experienced representing fixer uppers and maybe has a rolodex of cash buyers they can call?

@Robert Freeborn thanks for shout out.When an agent/broker represents both the buyer and seller, they are know as a dual agent.

For example when the current tenant renews in 6 years they know (especially if they are represented) that the path of least resistance for you is to renew them, the threat of vacancy - particularly for a local owner - is daunting and tenants know it.
