The others adapted right quick and the people I have placed are a dream.I only have one issue right now-I am pretty capable of navigating the protective laws of 3 or more units here in NJ- but one thing drives me bonkers: I cannot give a tenant notice of non-renewal for renovations.

Work with the tenant and if the lease is close to ending you most likely will be able to get a higher rent on renewal and they will get higher FEMA assistance payments.

I assume I can easily NOT renew a lease if I am moving into the unit as owner occupied and the tenants shouldn't be able to fight it.Thanks for all advice and anyone who would like to connect online or in person for a drink and to talk REI.Scott

Property management said that renewing leases and signing new leases are SOP and they do not need owner's permission or have to notify me in the process.
