Should I create a new lease with my terms while keeping the lease terms or should I just redo the leases when they are up for renewal? 

In 2016, rented in 1 day from afar through a realtor for $2675 with multiple offers to more great tenants who have renewed their lease.Just for funsies, I was looking at rentals in Hoboken. 

I hope to get their leases aligned so they renew at the same time.  

Hello,I just reviewed my homeowners insurance policy for my duplex, and noticed it will increase $130 per year, which starts next month if I choose to renew.

Let's be honest though, just because I have a renewed focus on real estate which I believe will last this time, I know I can't change my nature.

The cost is $40 for registration and then $15 every year for renewal.

The others adapted right quick and the people I have placed are a dream.I only have one issue right now-I am pretty capable of navigating the protective laws of 3 or more units here in NJ- but one thing drives me bonkers: I cannot give a tenant notice of non-renewal for renovations.

Work with the tenant and  if the lease is close to ending you most likely will be able to get a higher rent on renewal and they will get higher FEMA assistance payments.

I assume I can easily NOT renew a lease if I am moving into the unit as owner occupied and the tenants shouldn't be able to fight it.Thanks for all advice and anyone who would like to connect online or in person for a drink and to talk REI.Scott

Property management said that renewing leases and signing new leases are SOP and they do not need owner's permission or have to notify me in the process.
