Leases with in place tenants for new purchase

I'm about to close on a triplex with in place tenants. I am keeping tenant's leases in place. Should I create a new lease with my terms while keeping the lease terms or should I just redo the leases when they are up for renewal? 

Plus/Minuses to leaving leases or drafting up new one? Property is in Philly

Appreciate any guidance. Thanks in advance. John
