Keep learning as much as you can about your local market - see who the players are and try to connect with them.

I'm pretty sure I enjoy the chase more than the finish line.

I spoke with a mortgage lender from Chase and was told that I need to show 3 years of steady income on my own which may make the lending process a tricky one.

The key is understanding that you are chasing equity and know the ins and outs of both the probate and foreclosure process.

Of all the player that fueled the bubble, I'd say that consumers and speculators had a lot less to do with it than regulators, banks, hedge funds and the government.I work in a large bank.
