What I did was go to the county records to see who was paying the property taxes—typically the owner of the property.If it was an LLC, I would then go to the Secretary of State website and search for the LLC registration to see who filed it.

This means that you will probably need to pay registration and filing fees in at least 2 states if you don’t buy CA property as a CA resident.Any lawsuits should be limited to the assets of the LLC and not your personal assets (assuming you run the LLC appropriately and the corporate veil is not pierced, some debate as to SMLLC).

Find and try to go to some Real estate investor meetups (REIA)- look on Facebook, Meetup or just search online- those are mostly held in the evenings during the week, so even working full-time you could probably attend a couple per month.
