Given the competitive market at the time, every property was receiving multiple offers, and securing a deal required both strategy and speed.

My favorite calls are from prospective clients who have been with another company - they know what matters to them and I know a lot about how the relationship will go, based on what they've experienced with another PMC. 

Our ability to offer cash and close quickly gave us an edge, allowing us to secure the property under market value and position it for a seamless resale.

I do agree with @Patrick Roberts in the rate and terms department, but there should be some good lenders out there offering up 80% LTV on tri/quad plexes.Good luck!

Dont know where to start any suggestions will be great thank you For the 300k property they are probably not going to let you pull any money out based on the amount of credit you already owe.

@Shannon Strickland offered some great advice. 

Across the board, the worse the neighborhood, the better the cash flow, the better the neighborhood, the trade off for tenants base, better schools, low crime, etc etc.

Memphis, Little Rock, OKC, Tulsa, Dallas/Ft Worth, and Houston are all very landlord-friendly markets that offer great opportunities in the 200-250k price range. 

Offer to help with lead generation, driving for dollars, cold calling, or even administrative tasks.
