I'm very curious to hear even a small slice of perspective from seasoned professionals such as are on these forums.

Now, your question is kind of like asking which slice of pizza is the best in a whole pie...it depends on what toppings you're craving, right?

these are spec construction... multi  development  single user commercial  some industrial and retail.there main focus is doctors dentists and other service providers.. and as well as they are starting to finance wineries in Oregon.. so I just need a little slice of their 30% being a 400 million dollar bank ( very small in bank terms) that leaves 120 mil to spread out and we run 6 to 8 million with them. so we have almost 6 % of their lending base just going to my deals... 

Maybe it's just a way to steal a slice of their market share but I'm interested in hearing from other investors who have tried this kind of thing.

A lot of places are getting hit hard, either due to antiquated laws (my case) or because government sees the increased property values and wants their slice of the pie.

You're not buying a mathematical share of a corporation or a virtual slice or a business.

Self-managing 20 units is one hell of a pain any way you slice the proverbial pie.   

I was able to call the water company and get half of the bill sliced due to a forgiveness that they allow once a year.
