And with brokerages now offering new agent programs where they will pay 100% of the expense to get licensed, there is literally no reason not to.

This doesn't seem like a good marketing strategy to me though. 

Wouldn't hurt to consult a tax pro just to make sure there isn't a more tax effective strategy but I don't think lending provides any tax shelter.

Also I’m not sure on the tax implications of settlements but work with a CPA on a strategy.
