Besides negotiating with the seller's agent, we are also investigating if other funding vehicles are available that we could use to pay off the hard money loan and have a more reasonable interest rate to help lessen the financial burden of them being in the property should an eviction be necessary.

The scope of the work is general rehab stuff: floors, windows, doors, light weight exterior work, paint, fixtures etc.We are not looking for bottom of the barrel cheap labor, but fair priced rental quality work.Also, we would like to purchase more properties if we can find a contractor or network of contractors we trust.

Here are the details you are asking for-By shame on me I mean with a little more digging I would have seen more red flags in the borrower rather than being more weighted in analyzing the value of the property and  LTV ratio.
