I place a large percentage of the LL's in my area very low on the totem pole, they are what you would call a slumlord and it's very easy to see when you drive by these homes and see the condition they are letting their tenants live in.

I just don't see how price can keep going up....a couple making $300K is just getting by these days....Low affordability, ageing bull market, confrontational leadership, taking on the whole world as our enemy, rob the poor......I just dont see upside in any asset class now...Cash sounds pretty good to me...Lol

Leadership changes.So, not only are you subject to currency fluctuations, but you're also at the whim of a government that may change the rules to suit their convenience (like Cristina Fernández de Kirchner in Argentina attempted to drastically raise taxes on farms to make up for a budget shortfall) or even completely change (Egypt, Tunsia, and I'm pretty sure we've not seen the last of that.)The countries you mention are more stable, but all have various issues.
