I am based out of CT and am aware that each state legislation is different as far as time to claim proceeds/process to  do so. 

Nothing changes as far as claims are concerned, in case of a claim the payment will be made to me as the owner. 

We even created a 'sight unseen' addendum to be included with every lease so tenants know that unless they asked for contingencies [ie: repaint entire home] the home is as-is, so they should not expect a freshly painted property unless they asked for it prior to signing the lease.

As far as friends go, when you're young, that generally means the parents of friends as the tendency is they will have money to invest where friends in your age group are less likely to have investable funds. 

As far as hard money, most institutional hard money lenders will want to see that you have some kind of RE flipping/investing experience.

Knowlege is great but there is so much info. out there to pay someone so much I always cringe at.

Of all the 7 beds for sale, yours is as good as or better than almost all of them, but they are also sitting on the market a long time.As far as your decor, a good thing is you have laminate or LVP flooring, which is a big plus, the missing spa is a big deal.

As far as more technical financial analysis you mentioned above, I have found it is easiest to track these items in excel - I just update the workbook each time I analyze.
