I have been to the property since serving of the abandonment notice and there is a barking mad pit-bull in the property so though the occupants have made no contact, there appear to be someone living at the property who is unwilling to engage or is at least feeding the dog.The sale is not ratified yet.

The GC says that to get the equipment in, they'll likely need to move some cable lines, which look like they might be feeding the tenant's internet.

Hi Jeremy,Have you tried just asking her to leave--maybe covering the cost of (your Grandfathers friend's) move vs. being adversarial.She might just say ok.And ask her to not throw food into the "Cement Pond" because it draws sharks.But really, maybe ducks land in there and she feeds them or something (or she's old and the ducks are imaginary)--but asking her to stop would be intelligent.Good Luck!

.$3600 per month - property taxes - utilities - trash removal - property insurance - rehab costs - vacancy rate - cleaning and maintenance when tenants move - property management costs - accounting costs, etc and if you pay cash for everything you will still probably come out okay, but if you pay $54,000 plus $150k cash for rehab + all other costs the big question is; can you invest your $200k into a more-profitable property vs. spending very good cash on something that almost appears to be a huge dinosaur you will need to clothe, feed and he will eat you out of your own house.We need to see all the numbers and stretch them out like in the chart below.The following chart is what I am guessing your numbers will look like.
