To decrease your costs I would insulate,  try to separate the gas and go to all low flow water fixtures.

I honestly think that Utah is pretty well insulated and that perhaps we'll have a small, seasonal cooling off period this fall and winter, but because inventory levels are so low, we'll continue to see appreciation in the spring and beyond.

All new appliances, retexture the whole interior of the house, repaint the interior of the house, new light fixtures, new furnace and duct work, and new insulation in the attic.

Wire moving against the roof can damage the shingles and it's a great way for lightening to be conducted to a building, it should have insulated stand offs attached to the building to hold the wire away from a roof line.

If they want a storm door installed where there was none before, that is most Iikely going to be a is investment for me as it protects the main door and unless your entry door is an approved insulated door it is actually a weatherization requirement (at least in my state of Wisconsin).
