Hey James - going DSCR for a STR deal is pretty simple, and a lot of the time it is even easier than doing a LTR deal with DSCR.

But my area in Upstate NY had a good Section 8 team running it so it does make it a little easier.

Also if they default on the wrap its easier to unwind and gives you more control.. either way though your on the hook for the 100k.. and if they dont pay you still have to pay on the 100k while you foreclose on your wrap note..

Yeah the DSCR out is a lot easier.

You are saying you want to do it because you think it will be an easier rental and easier money, which it is not.

Trying to prove criminal is challenging whereas going after them in a civil case is much easier to prove and the way to get your money back.
