We keep hot water tanks, hoses and some fixtures and hard to find stuff on hand.Try to deal with the same trades so you get to know them and they get to know your property.

I like housing shortages, it means higher rents.And there might no't be a real hosing shortage, some people in here may own over 70 SFH', that's not a shortage of homes.i think some areas may have a shortage of jobs that pay enough to buy a home, too many people chasing too few GOOD PAYING jobs.Housing shortages keep house prices high, preserving and growing your equity.Supply vs Demand.just my 2 cents.

I also send reminders a couple of times throughout the year (disconnect hoses, keep heat on, trickle water when temps are extremely low, etc.).

@Ryan Moyer That is a valid point - however, honestly if we were shut off by AirBNB and VRBO we would all be hosed in the long term.  

IE new tenant complaining of dead light bulbs, light fixtures painted over, missing dryer hose, steps loose, etc.
