I know plenty of investors who will happily pay one of the many firms out there who help place equity so they can focus on their core competency which is running their real estate business (me being one of who would gladly pay a fee so for access to equity and the ability to focus on what I do best as a developer).

It seems like it is more at the behest of the hotel industry and the few permit holders wanting to protect their captured audience, because they strictly disallow hosted STRs, whether that be an ADU, extra room etc.

Many hosts encounter challenges because they are not readily available.

I am trying to figure out if it would be worth it to just bite the bullet and ADU the basement because of the appreciation that I will receive.Interestingly, this property was on the market for over 100 days because the seller was firm on the price, but I was able to negotiate it down a bit.
