I recommend checking out Columbus if you’re after appreciation, with its rapid growth in jobs and population, and look into Cleveland and Dayton if cash flow is your focus. 

Normally when they are headed to foreclosure they secure the property to preserve the value and keep it from being vandalized etc. 

I have talked to some who have been way under 50% occupancy which poses a lot of questions in my head.

Which direction is the small multifamily market heading in?

I'll take that into consideration.Right now we've got a confluence of issues coming to a head that we'll have completed/better handled come next spring/summer (when we get 95% of our back to back bookings).

Sometimes people get in over their head and find it easy to use other's people money thinking they can later "reimburse" them.
