What are some common "low hanging fruits" that you have found limited partners like to hear when you pitch to them?

I, too, don't like to have all my eggs in one basket.

She always paid on time and never gave me any trouble, so to show my appreciation I purchased a little "welcome basket" for her upon moving in, and on her birthday gave her a card and gift card to a local restaurant.

I would fix the low hanging fruit first...

Every one of these "gurus" include a wholesaling "module" in their baskets. 

I don't usually do anything, but my wife went to the dollar store and put together a simple housewarming basket for each of them.

Cold calling is not my favorite activity, but I can get over that in a hurry if it bares fruit.

With that being said is the market still fruitful with buyers during winter months and or when school is in session? 

Enter the mortgage generation field.. either as clerical or get your RMLO and do loans.. again learn while you earn.4. apply for a job with a development company and scout land deals for them.. hard to get this position but very fruitful if you can land it.with no money no experience its a tough road..

I think most REI wouldn't want so many eggs in one basket, but I'm sure you've done your due diligence & weighed the pros and cons), so I'll be transparent and state that I am not speaking from experience on this one.
