Anything else anyone can think of from that perspective to get rid of smoke odor? 

That's a technical foul I'm sure, but they're only asking for the unfiled years: to cut my workload in half, I'm punting on this question: for now at least, and focusing on basis.

The apartment also has a strong pet odor (they had two cats).

Another reason to get them out of the house is odors and pests.  

Anyone who cried foul went away after talking to their attorney or meeting with them.  

This really fouled up a bunch of the pre foreclosure buyers  LOL.. who did not have deep pockets and though they had deals only to find out they needed 20k to transfer title.great advice here.. but really all you need to do before you do anything is simply pay for a title commitment..

Hi Mark, if you're pulling the carpet out I would also apply a coat of the oil base primer on the subfloor, (especially if it is plywood) in addition to the ceilings and walls, to cover any odors that have permeated that surface.

We have had to replace carpet due to pee and even had to treat the sub-floor with odor blocking primer.

Right before my wife and I moved out, we started to smell some pretty foul smells OUTSIDE and it only happened every so often.
