Fixed income, like lending, is not purely about yield from interest charged.

A friend of mine invests in out of state fix and flip and fix and hold.

: I noticed a lot of similar properties (4-bedroom, 3-bathroom) were purchased as fix-and-flips for around $150k, but they’re now being listed at $450k.

But, that also gives them competitive pricing at higher leverage on fix & flip loans. 

I am an investor and realtor as well but I focus mostly on fixing up distressed properties to increase value and grow the equity and that usually allows better cashflow also.
